Lot Donation Procedures

Dear Property Owner:

 

Here are the procedures required to donate your lot(s) back to the Oak Shores Property Owners’ Association.

 

Following are the documents we will need to process a Quit-Claim for your notarized signature:

 

1.    Copy of the original “Warranty Deed”, Purchase Contract or other sale documents 

2.    If one of the owner's listed on the Montague County Tax Records is deceased a copy of the Probated Will must be provided. 

3.    A copy of the most recent Tax Statement showing that all taxes are paid in full on the property

4.    A statement to the fact if the owner(s) are married or not married

 

All documents should be mailed to Oak Shores Property Owners' Association, 355 Oak Shores Drive, Nocona, Texas 76255.

 

Upon receiving the required documents a "Quit-Claim" Deed will be mailed to the present owner for their signature, which must be notarized, then returned to Oak Shores Property Owners' Association for filing in the Montague County Courthouse. A check for the filing fee of $26.00 for the first page and $4.00 if additional pages are required must be attached with the signed, notarized Quit-Claim.
